Real Estate WordPress Theme

The theme has issues loading my website. once I type in the URL it wont load until I open the admin page at the same time in a new tab.
This has happened with first some of the elements on certain pages not loading until the admin page is opened.
then everything loads as intended.
Very strange behaviour. Any ideas why ?
